All,
Where would be a good place to start looking if I wanted to get prices to rent an apartment for a season? Seriously considering this but need to get planning. It wont be until 17/18 season.

@chrisrawles, How big & where?
In Tignes anything from 6k for a studio to 15k for a 2 bed depending on location, quality, facilities etc

Hehe well I certainly do . I wouldn't if I were going to a place where I didn't speak the local lingo though. So, you pay a "newby tax". (It's a localized version of the effect when you move to a new country; you'll waste at least a couple of grand a year through not knowing what's what. Until you eventually more or less do.)

As mentioned above, Marcellus is a good person to speak to. His site http://www.livetheseason.com/ has indications of prices for different places. I've currently got a place through him in the 3 Valleys - went for Brides-Les-Bains which is a gondola ride from Meribel, but much cheaper and good for access down the mountain to shops and airports, which was important to me. The main downside is not being convenient for Apres.
I think most rentals exclude utilities - meters are read at the start and end of the let.
In France there is also a need for a tenants liability insurance, but I took out seasonal ski insurance via MPI and that covers the requirement.

@chrisrawles, Definitely worth doing, biggest costs are the accommodation itself - £5k up depending what and where, but you can pay a whole lot more in popular locations. Next is the seasonal ski pass depending where you are. Then add transport, insurance, utilities, factor in the cost of shopping / eating / drinking in resort.

@Paul_ox, Yeah for sure. Biggest hurdle at the moment is getting work to let me have the season off LOL. I have a meeting next week to see if they will allow it. Its sounding promising at the moment...................

Reading this with interest, may do similar so my lad can live out there while doing Instructor training / seasonnaire work, and I can get a few weeks / long weekends in.

Electricity is normally extra but all other bills are included.

Other resorts would of course be cheaper. You can get a one bedroom apartment for the season in Montgenevre for around €4.5K + about €500 electric. Check the French rental agencies as they will have some season stock. Search 'tignes location appartement', also as suggested above, check Leboncoin.

@hooper, Thanks for sharing this info this is really helpful. I was going to do another post with more questions but may as well ask here.

As for insurance I noticed our winter sports travel insurance we bought for this season covers some damages to rental properties for your season, we got this insurance through MPI. I'm not sure if it's something you have to have though.
When you get your ski past make sure you get the Carte Neige insurance as well as your own travel insurance- make sure it covers winter sports and both on and off piste (sorry if you already know this but just adding things as I think!)

@chrisrawles, In France, yes you need a tenants insurance, which covers any damage you cause such as flooding the whole apartment block! As @hooper, I took out the MPI travel insurance which includes it.
A note on Carte Neige, if you've not had it before you are supposed to also present a 'fit to ski' certificate from a Dr. This caught some people out in Meribel, but we discovered you could buy them from the sports club in Courcheval and they didn't ask for a Drs certificate.

Get a big apartment or chalet in a big, high resort with good nitelife.
Val d'Isere, Verbier, etc.
Being stuck in a rabbit cage that has no snow and dead in the evening totally sucks.

Re property insurance,
My French bank manager advised me that French tenants rely on their own household policies to cover their liabilities in rental properties and that the banks insurance of my property would not cover a tenants liability.
I had no need to check this out further but he was suggesting that all tenants should have their own insurance cover for damage including floods/fire etc. Looking at the level of cover provided by one UK policy an insurance underwriter friend thought it would prove to be too little if a tenants actions resulted in major fire damage to an apartment block.
I would be interested to know from any other property owners whether what the bank manager suggested was correct.

@hooper, When did you secure your place in Tignes?
Was it in the summer or this time last year?
Was the rent payable upfront?
Most places I have spoke to say the utility bills are not normally included. How did you get this included?

This season we booked it during the summer, which for us with our budget was a bit late and it took a lot of looking around! Last season i think we booked it around Jan time so i would say get looking/booking now for next season. However some apartment owners dont release their available dates until end of Aug/beginning of September- which I think is cutting it fine.
We paid rent over monthly instalments and deposit when we arrived, last season we paid in installments too. I know some seasonaires who work in resort (we dont) pay their rent monthly while they are here.
Last seson we booked direct with the owner, he hadnt rented for a season before but drew up a contract and it had everything included. for this one, when i spoke to agent i just told her our budget and said that would need to cover linen, bills and internet so what we have paid has covered all of that. Our friends last season had the same, however when they left the electric usage was highger than normal so their landlord asked if they could cover half, which they did.

@hooper, I have Alison looking for me and will hopefully get some info back next week. Having looked at the site you gave we have decided to go for something of similar size you what you have this season. I have also made contact with Tignes Spirit although all their places don't include bills.
Still waiting for for to give me the green light to wee wee off for 4 months but I want to get my budgets in place and be ready to secure a place ASAP.

Ah sounds good. There is also Tignes.co.uk that lists propertys.
I can send you some pics of the apartment if you like? This one is pretty big, we just had 4 friends stay with us and it worked fine. I particularly like it up here in Val Claret and if you want to sample Le Lac and Le Lavachet its only a very short bus ride away or a nice walk across the lake when it's open.
Did i already mention which buildings to avoid for noise etc?

We only worked two days a week remotely for companies in UK although work for me slowed down while we were away in summer - gave up 'real' job Dec 2015! So down days we indoor climb, walk, food shop down in bourg or just chill (there is also a pool/spa, gym, & sports centre) My partner is still working two days a week so I just board as much as and then do the other bits on any down days I may have. (I have many at the moment due to a knee injury!)
I would say buildings to avoid would be:
Sefcotel in Val Claret as there is a nightclub in basement which can be heard on the lower floors
Homeclub in Lavachet is where most of be seasonaires live so imagine that would be party central- this may be something you actually want though!?
There are a few apartments near/above melting night club (Val Claret) that you may want to avoid too
That's all the ones I can think of for now

@hooper, Thanks for the heads up. We know Tignes pretty well which is why we are thinking of basing ourselves there. I plan to take my Level 2 instructor exam during the season so that should keep me focused.

We flew last season so didn't go down to bourg but this year we have driven- so that we could bring supplies with us as well as using it to go down to bourg; as you know buying in resort can be expensive.
We park in Parking Du Golf which is a covered car park and it's €260 for the season. So far it's been very worthwhile having the car, we had to go back to UK unplanned as my bf's Mum was very poorly in hospital. And we've made a couple of trips to a bourg to stock up at Lidl and SuperU

@hooper, This is what I'm thinking. I've sent lots of emails out to property people but not getting much back yet. I guess it might still be a little early for next seasons prices to be released. Just hope I don't miss out on the good ones!

Have you asked Alison if the apartment im in now is available next season?
It's half term at the moment so i imagine they are all quite busy.
I'm sure i remember someone saying that some agents don't release availability dates until Aug/sept as the owners have until then to submit which dates they want their property for themselves. But I wouldn't want to wait that long to get something booked!

@Paul_ox, How are you finding being in Brides? I am looking at a place in Meribel les Allues which I believe is just up the hill to brides. My concern is being too far away from the 'action' although in some ways it could be good to get away from it sometimes.
Also does your place have a washing machine? I noticed most don't come with one so was wondering what you would do in that instance?

@chrisrawles, Meribel Les Allues is on the ski bus route around Meribel and very easy to get to and from Meribel itself. Brides is not on the bus route and can be a bit isolated in the evenings although I believe they now have a one evening a week bus up to Meribel and back in the evening. I have used both for holidays including 3 weeks in Brides and didn't find either too bad but Les Allues is probably the better place to stay, especially for the season, as if the snow is good you can ski back, on piste, something not always possible to Brides and the route is not so obvious.

@chrisrawles, as [b]@tarrantd[/b, said I would thoroughly recommend staying in les Allues as well. it has a good bus service to Meribel centre, you can also get the Bride le bain bubble up in the morning if you want to.
it has decent bars and restaurants and a smattering of shops including a British run hire shop (ski higher).
Quite a lot of independent seasonaires stay there for the season as well, as it is relatively cheaper than Meribel itself, so it should not take you long to find yourself likeminded people to socialise with.

@chrisrawles, I'm liking it, but it's definitely more like living close to a ski resort than in one, if you see what I mean. I have a car here and being lower down the mountain it's easy to get to airports, or to nip down to Moutiers for a weekly shop. But you are isolated from the resort, the last gondola down varies between 5-5.30 during the season, so you have to leave just as apres is starting to kick off. There is a weekly free coach on Tuesday nights - http://ski.brides-les-bains.com/meribel-shuttle.html
The 20 min gondola ride might put some people off as well, but first lifts are earlier than the lifts open in Meribel. I've been lucky to find an apartment 100m from the gondola station, but there's a free shuttle around Brides for those not so fortunate.
A disadvantage of Les Allues might be that at peak times it's tricky to find space on the gondolas up, but I've not seen big queues there. If it's on the ski bus route that might be a better bet.
I do have a washing machine, which I've been very thankful for. There is a self service laundrette in Brides though.
